Seasonal Rentals are typically any rentals less then 3 months. Some areas are allowed to have weekly rentals, however the majority of rentals in residential neighborhoods is limited to no less than 30 Days.

Aamericanproperty management does not handle rentals less than 3 months however as a courtesy we will be providing you with shorter term listings from the individual owners

The content below is a general guideline as to how most short term rentals are handled–however each owner will have their own policies. *Policies below are provided as a guideline*

RESERVATION INFORMATION
• In Season: December 15-April 15
• Out of Season: April 16-December 14

RESERVATION REQUEST
Initial security deposit & $75 booking fee must be made with reservation.

Annual Terms of Payment
• Security Deposit equal to one month’s rent due at booking
• $75 Booking Fee due at booking
• Monthly Rent due by 1st of the month. We accept personal checks, money orders or cashier checks.
Seasonal Terms of Payment
• $1000 – Security Deposit due at booking
• $75.00 – Booking Fee due at booking
• ½ of the total rental amount is due 120 days prior to lease commencement
• Balance is due 90 days prior to lease commencement-this includes security deposit, exit cleaning fee, 10% state and local tax and remaining rent due.
• All payments received must be made by money order, check or wire transfer.

If Payment is not received on time the contract will be null and void.

• All reservations are subject to approval by the Condominium Association. Application forms and appropriate fees made payable to the association are to be submitted when confirming your reservation.

All payments must be made by money order, check or pre-arranged wire transfer prior to arrival. Payments made upon arrival must be made by certified check or money order only.

Recent Reservations
If you are making a reservation within 60 days prior to check-in, full payment is due and can be made by certified check or money order, check or wire transfer.

FURNISHINGS/EQUIPMENT
All seasonal properties are individually owned and are decorated according to each owners’ taste. They are fully furnished and include basic kitchen ware, linens, television and telephones.

UTILITIES/TELEPHONE/CABLE/TRASH REMOVAL
Electric, local phone service, basic cable and trash removal are included in the monthly rent for most seasonal rentals. Long distance charges are the responsibility of the Tenant. Calling cards will be needed, as phone blocks are installed on many phones. For single family homes and villas with heated pools, electric and pool gas are charged at a Per Diem rate or a monthly cap rate will be imposed.

CLEANING AND HOUSEKEEPING SERVICES
Your unit will be cleaned and inspected prior to your arrival. Seasonal/short term leases are responsible for the cost of a departure cleaning. Washers and Dryers are included in most units or you will have access to a common area facility. If additional housekeeping services are required, special arrangements can be made for an additional fee.
PET POLICY
Many Homeowner Associations have restrictions on tenants from having pets. If you have a pet, please be sure we are aware of it so we can find a location taht allows pets. If there is not a restriction, then the owner can approve a pet.

SMOKING POLICY
All units are non-smoking unless otherwise noted.

UPON ARRIVAL
An inspection form will be provided to report any item that are damaged or not in proper working order. Please report any electrical, plumbing or appliance problem to our Rental Division at 775.9251.

ARRIVALS/KEY PICK-UP
Check-in time is 3:00 pm EST. A designated key pick-up location will be given prior to arrival. Two sets of keys will be provided for each unit, along with security gate, garage door openers, pool and mailbox keys (if applicable.)

DEPARTURE/KEY RETURN
Check-out time is 10:00 am EST. Unit keys should be returned to your designated key pick-up location. Security gate, garage door openers, pool and mail keys should be left in the unit upon departure. Lost or unreturned keys will be charged against the tenants security deposit at a rate of $25.00 per key. Late check-outs may be arranged with approval from the rental office for an additional hourly rate. In the winter months, late check-outs are not permitted.

DEPARTURE PROCEDURE
Please leave your accommodation as neat as possible. Dishes should be placed in the dishwasher and started. The last day’s linens and towels should be left for laundering only. Excessive cleaning and additional laundry will be charged against your security deposit.

SECURITY DEPOSITS
Deposits are returned promptly after departure within 15 days from departure. Should it be determined you are responsible for excessive cleaning, carpet cleaning, damages or missing items, a Notice of Intent to make a Claim on the Security Deposit will be sent within 30 days after departure.
CANCELLATIONS
Cancellations and partial refunds may occur only when a parallel replacement tenant has been secured and funds collected. Cancellations must be IN WRITING.

Good Housekeeping

It is prohibited to rearrange the furniture.

Your vacation property will be cleaned to quality standards prior to your arrival and after your departure. Maid service is not provided during your stay. You are responsible for cleaning your vacation property during your stay and for leaving the property in good condition at check-out For example: wash the dishes, clean up spilled milk, juice, candy wrappers etc. Clean up a sticky floor. Put the iron and ironing board back in its proper place. Take all the trash to the dumpster. If the property is left damaged, unusually dirty and messy, you will forfeit your security deposit and will be charged additional fees to offset the expense of cleaning and/or repairs.

Refrigerator: Please do not overload the refrigerator with drink cans and bottles. Please do not reset the refrigerator setting to a low setting for a “quick cool” for drinks. This can cause problems with the refrigerator and restricts the refrigerator from cooling properly. If a service repairman is required, then the charges will be deducted from the security deposit. If the charges exceed the deposit, then additional payment is required by the guest.

Washer/Dryer: Please thoroughly shake out the sand from beach towels and swimsuits before washing/drying them in the washing machine. Sand causes problems in washer/dryers and a repairman may be required. If a repairman is required, then the charges will be deducted from the security deposit. If the charges exceed the deposit, then additional payment is required by the guest.

Please do not take the property’s bath towels or linens to the beach. Please bring your own beach towels. If beach towels or other colorful items are wash/dried with the property’s towels/linens, then replacement charges of the affected towels/linens will be deducted from the security deposit. If the charges exceed the deposit, then additional payment is required by the guest.

Linens/Towels/Supplies. The property provides basic towels/linens and starter supply of trash liners, bathroom paper and soap. However, guests will need to provide their own laundry detergent, additional paper products and household supply items for their stay.

Trash Disposal. Please place trash in trash bags and dispose of trash at the dumpster at the resort during your stay. Maravilla Resort homes and Beach Retreat Cottages are offered EARLY MORNING trash pick up on Monday and Thursday. Otherwise, please dispose of your trash at the dumpster during your stay. Prior to check-out, all guests are required to dispose of all food trash and garbage at the dumpster located in the resort.

The condo or home must be left in good condition. All soiled dishes must be washed in the dishwasher or by hand prior to departure. Owners typically reserve the right to retain partial or full security deposit for late departure, carpet cleaning or additional housekeeping services due to guest’s lack of care or respect for privately owned properties. Additional charges may apply to offset deep cleaning, damage and/or theft. Please treat the property with care and the neighbors with courtesy.

The vacation properties may have a locked closet(s) that is reserved for storage for the owner’s personal items. The locked closet is NOT included in the rental.

SELECTIVE

I value putting the right deal together vs. simply pursuing a commission or fee.

The Manager, Tenant and Owner have to be willing to enter into forthright and honest business dealings.

There are Property/Owner situations, however rare, that have to be avoided and in the past I have actually returned properties when circumstances dictated.
